The Bylaws govern how our HOA operates and contain the information needed to run the HOA as a business.

The Covenants, Conditions, and Restrictions (CC&R's). The Declaration of CC&R's and it's Amendments, is the legal document that lays out the guidelines for our community. This includes the The Property Rental Agreement which outlines the restrictions with regard to renting out your home in Country Meadows. The CC&R's are recorded in the Sarasota County records and are legally binding.

​​​If you want to LEASE your home,  fill out the Lease Application Form.  Please allow 10 DAYS for the HOA approval. As per our  Covenants, Conditions, and Restrictions, the Lease must be at least ONE YEAR in length and cannot be entered in until 18 MONTHS following the date owner took title. Only those names on the lease can reside on the premises.  YOUR APPLICATION WILL NOT BE PROCESSED WITHOUT A $100  CHECK INCLUDED!

The Architectural Change Form is used for any changes on the exterior of your home, such as painting, new roof, removing large trees, remodeling and additions to your home. It must be completed and brought to one of the committee members listed on the form. For your own protection, please make sure you hire reputable, licensed, insured vendors and do not buy materials or sign contracts until the Architectural Committee has approved your application!

​​​As per our  Covenants, Conditions, and Restrictions, the lease must be at least ONE YEAR in length. Any agreement for the rental of any property cannot be entered into until the 548th day (18 months) following the date the owner took title to the parcel.

This document certifies the Amendment to the Declaration was duly adopted and filed with the Clerk of the Circuit Court in Sarasota County.

If you are SELLING YOUR HOUSE, your title company, attorney or Realtor MUST mail an Estoppel Request INCLUDING a $250 check.

You will also need to complete the Sales Application Form. Please email the HOA at for the latest form. This form needs to be filled out by you, the seller, as well as the buyer. As the seller, you will need to give the new buyer a copy of our Covenants, Conditions, and Restrictions. The completed Estoppel request, a $250 check, the completed Sales Application form and $100 check should be sent to:

The checks are made out to Country Meadows HOA. Please allow 14 days for these to be processed. Once processed, the Estoppel request and Sales Application form will be returned to the title company attorney or Realtor.
